3 bedroom barn conversion with land
Forda, Croyde
Offers In Excess Of (OIEO) £850,000

Sympathetically converted in 2021, The Root House seamlessly blends old-world charm with modern amenities. The open-plan kitchen/dining/living room serves as the heart of the home, featuring exposed stonework, beams, and trusses, as well as underfloor heating on the ground floor. With a statement wooden staircase and elegant bathrooms, The Root House offers a perfect blend of historic charm and contemporary comfort.

Believed to date back to the 15th Century, The Root House is part of a small hamlet that includes the main farmhouse and two other barn conversions, offering a picturesque rural setting without isolation.

The ground floor of the property features a grand entrance hall with a turned wooden staircase leading to the first floor, a modern kitchen with high-end appliances, a dining area with exposed beamed ceilings, and a living area with a vaulted ceiling and floor-to-ceiling wooden cladding to the gable-end wall. There is a cloakroom and bedroom en-suite to this floor with exposed beams.

There is a galleried landing to the first floor with the master bedroom boasting a vaulted ceiling and a spacious ensuite bathroom with a shower and freestanding bath. The second bedroom is also vaulted and is served by a family shower room off the landing.

Outside, The Root House offers a paved rear garden area, a raised lawned area with stunning views, and access to the adjacent field. A detached slate-roofed oak-framed car port provides parking for 2-4 cars, adding to the property's charm and functionality.

Accessed via a shared driveway (in the ownership of the farmhouse with a right of access), the setting of this property is wonderful, overlooking the countryside and with the great addition of a field behind the property (steep) which is currently let to a local sheep farmer.

The holiday letting income for 2024 is an impressive £55,000 gross, making The Root House an attractive investment opportunity.

Agents Note: Planning permission for the property was granted under Planning Application 66598 & Listed Approval No 66599.
