2 bed cottage in coastal location
Croyde
Offers In Excess Of (OIEO) £425,000

1 Croyde Manor Mews is an attractive stone built end terraced cottage, being one of 3 such properties which it is considered were originally built as stables to the large Manor House next door.

This property has been in the current ownership for 15 years, having operated successfully as a holiday let during that time with income of circa £20,000 per annum.

The accommodation comprises entrance hall giving access to kitchen/dining room and lounge which has a wall mounted electric fire. Stairs lead from the hallway to the first floor landing with a family bathroom with shower over and two double bedrooms. A lovely outlook is enjoyed from the first floor windows over the beautiful gardens of the delightful Croyde Manor House.

A right of access exists over the shared tarmac driveway giving vehicular and pedestrian access to the parking for 1 Croyde Manor Mews which is in the ownership of this cottage, providing parking for 2 vehicles. Additionally, the under-deck area offers storage space for surfboards or other summer sports equipment..

There is a pedestrian gate at the end of the tarmac driveway through which residents of Croyde Manor do have a right of pedestrian access onto and down the driveway onto the main road. This is very rarely used as the main drive for the Manor is far more convenient. This right most likely dates back to the days when these 3 cottages were within the ownership of Croyde Manor.
