3 bed detached house near the coast
Georgeham
Offers In Excess Of (OIEO) £475,000

This desirable 3 bedroom detached house is situated on the small development of Davids Hill and was built in the 1980's. The property has been the subject of some modernisation by the current owners since their purchase in 2018 which has included creating open plan living to the ground floor. There are possibilities for further improvements and the opportunity to increase the accommodation, if required, by utilising the single garage (subject to the necessary planning permissions).

The ground floor boasts an inviting open plan kitchen/dining/living room, with a well-fitted and attractive kitchen and log burner to the living area. Sliding doors from the dining area lead to a rear patio, creating a seamless transition between indoor and outdoor living. Additionally, there is a conveniently located ground floor cloakroom.

The first floor comprises one single/bunk bedroom, two double bedrooms, and a family bathroom with a shower over the bath.

Outside, there is driveway parking for one vehicle, a single garage and side access to the rear. The front garden is laid to lawn with shrubs and flower beds.

The rear garden is very attractive, providing a patio area for outside dining with steps leading up to the sloped, lawned garden. At the top the owners have created a lovely decked seating area with a pergola and rockery, offering views over the village and abutting open fields behind.

The property is situated in the highly sought after village of Georgeham, known for its vibrant community and two superb pubs. Its proximity to the popular surfing beaches of Putsborough, Woolacombe, Croyde & Saunton makes it an ideal location for beach lovers and outdoor enthusiasts.

Whether you're looking for a family home, second residence, or a potential holiday let investment, this property offers the best of coastal living.

Currently the property operates as a holiday let and projections can be obtained from our sister company Ocean Cottages, please request details if appropriate.
