5 bed house plus 1 bed annexe
Woolacombe
Offers In Excess Of (OIEO) £1,000,000

The current owners of The Cedars purchased this 1965 bungalow in 2021 and set about designing this fabulous modern open-plan chalet bungalow, virtually re-building the whole property with block and timber frame which now offers the perfect blend of luxury living and practicality.

Being positioned just above Mortehoe and Woolacombe, the surfing beaches can be reached quickly from the house which provides a safe haven from the 'hubble bubble' of the busy seafront locations.

A stunning family house which is spacious and thoughtfully designed for comfort and functionality which has been created for entertaining or relaxing with family and friends. There is the added benefit of a very useful detached annex which has proved ideal as a holiday let giving additional income, but which would equally be perfect for a dependent relative.

The living accommodation has been cleverly designed with zoned areas of kitchen, dining and living, which all open up to the wrap around terrace via three sets of sliding doors. A woodburner has been fitted to bring warmth to this open plan area and to the kitchen, a very useful pantry and central island with breakfast bar. There is a cloakroom and utility room with belfast sink, plumbing for washing machine and a door to the garden. Off the open plan hallway there are 2 bedrooms both with attractive en-suite showers.

An impressive turned timber staircase leads up to the spacious galleried landing which has a lovely feel, with master bedroom offering both dressing room and en-suite benefitting from both bath & shower. There two further double bedrooms to this floor and family shower room.

A detached 1 bedroom self-contained annex offers a conservatory style dining area with well fitted kitchen/living room, double bedroom and shower room en-suite. A courtyard area provides a separate outside area for entertaining together with a shed for boards and bikes.

Agents Comments: This lovely house is considered ideal as a family home plus income (currently the annex is successfully holiday let) or second home.

Please note, These renovations were carried out under Planning Application 74978 / North Devon District Council.

The photographs are taken with a wide angled lens to show more of the rooms.

    Location
The North Devon coastline was designated a World Surfing Reserve in 2022 and will join California's Malibu and Santa Cruise and Australia's Golden Coast and Manly as some the world's best locations to go surfing. The award-winning Woolacombe Beach is widely recognised as one of the best beaches in the UK. Located on the North Devon coast, between Croyde and Ilfracombe, the 3-mile sandy beach is popular with surfers and families looking for a traditional seaside experience.

One visit here and you can easily see why. Not just because of its beautiful coastline and being a surfers paradise but also its easy access to the wonderful National Trust land, with coastal walks and the other surfing beaches of Putsborough (at the other end of Woolacombe’s surfing beach), Croyde and Saunton all within easy reach.

There is an interesting choice of shops, bars and restaurants in the village. Woolacombe is ideally positioned for investigating the surrounding coast and countryside – from the wild splendour of Exmoor to the natural wonders of Lundy Island, or the charm of the nearby villages of Mortehoe and Croyde.

There are many golf courses nearby for keen golfers, a 9m hole course at Mortehoe, 18 holes at Ilfracombe and the more expierienced might like to take on the more challenging championship links courses at Saunton which is just twenty minutes away by car.

The regional centre of Barnstaple offers top high street names and independent stores/boutiques. There is also a leisure centre and indoor tennis centres, a branch line railway station and regional hospital. The A361 gives access to the M5 at Tiverton.

    Directions to find:
From Braunton: At the crossroad traffic lights in the centre of Braunton, continue straight along the A361 and follow this road until the Mullacott roundabout. At the roundabout take the 1st exit on to the B3343 heading towards Woolacombe, continue for approximately 1.7 miles and thent take the right hand turning sign posted to Mortehoe onto Mortehoe Station Road. After approx 0.5miles turn left onto Poole Lane (not easy to spot, if you reach Sandy Lane you have gone too far). Continue along Poole Lane, and The Cedars will be found on the right hand side.
